Reoccupancy plans that protect building occupants
UL’s reoccupancy inspection services include:
- HVAC inspection of representative air handling units and an assessment of the type, installation and condition of filters present with regard to their impact on indoor air quality.
- Spot air quality testing and inspection throughout the building for:
- Airborne particulate matter (PM) (PM2.5 and PM10) using electronic aerosol mass monitors.
- Temperature and relative humidity (RH) using electronic thermohygrometers to monitor thermal conditions.
- Screening tests for total volatile organic compounds (TVOC) using a photo-ionization detector (PID).
- Carbon dioxide levels (if appropriate) using non-dispersion infrared absorption techniques.
- Air flow pathways using smoke detector tubes to determine proper differential pressure relationships within the building and relative to the outdoors.
- A cursory check using thermal imaging diagnostics (and moisture meter testing when appropriate) where water is typically present during normal building functions. Representative areas include:
- around and below sinks
- water coolers
- janitor’s closets
- accessible pipe chases
- decorative indoor plant containers
- Water quality sampling for bacteria levels, heavy metals and other contaminants of concern from representative domestic water fixtures to include any of the following:
- Heterotopic plate count (HPC) sampling for total bacteria counts
- UL’s proprietary water quality test, WaterScreen® – designed to provide a comprehensive and economical analysis of domestic water in a building. Analytes include microbials, metals, inorganic/physical parameters, pH, total dissolved solids (TDS), turbidity and free chlorine levels.
- Legionella sampling with rapid on-site analysis via quantitative polmerase chain reaction (qPCR) technology
- Janitorial efficacy evaluation via:
- Visual assessment and evaluation of representative areas per Association of Physical Plan Administrators (APPA) guiding principles for custodial effectiveness
- Surface sampling of representative high touch surfaces such as elevator buttons, countertops, door handles and handrails to validate disinfection efforts
